Five Steps To A Successful Home Sale

There are five "rights" to keep in mind when selling a home: house right, yard right, price right, marketing right, and the right agent. The key is to maximize each of these items in a way that showcases your home in the best possible manner in order to get the best possible price in a timeframe that meets your individual needs.
House Right
House right refers to the overall condition of your home; a small amount of work can add value for you in the sale price. Bathrooms and kitchens are very important to a home showing, so they need to be spotless and well maintained. It's also important to have the carpets cleaned and to wash all the windows. Pack up all your personal effects and extra knick-knacks. When your home is on the market, there is the potential for it to be shown at any given time, so you need to keep on top of the cleaning and organization as much as possible.
Yard Right
It's very common for buyers to drive by a home to determine whether or not they want to view the inside and the outward appearance of your home can be that determining factor. As such, it's very important to keep your yard in as pristine shape as possible. If you have flowerbeds, it helps to keep them weeded and the plants pruned. Walkways and decks should be routinely swept clean and lawns should be mowed. The most important thing to remember is that first impressions make a difference.
Price Right
The key to a successful sale lies in correctly pricing your home. It is proven that the first 30 days of a sale are the most important because it is the time in which your home is considered "new on the market." If your home is not priced appropriately you could miss this window of opportunity, compromising the value. Furthermore, overpricing can lengthen the marketing time, possibly resulting in a lower selling price than would have otherwise been obtained had the home been accurately priced from day one. The best approach is to work closely with your Realtor to develop a pricing strategy based upon similar homes that have sold near you combined with other factors, such as your motivation to sell.
Marketing Right
Once your home has been appropriately prepared for sale, it's show time! Everything from online guided tours to integrated "new on market" newspaper advertising and yard signage can be successful at attracting buyers. The internet offers the most effective form of marketing because it provides an online resource for buyers and other real estate agents to preview your home the instant it comes on the market. Furthermore, the internet provides numerous marketing features to position your home in the best possible way, including multiple photos, interactive mapping, guided tours, driving directions, and more.
The Right Agent
The final point and perhaps the most important is choosing the right real estate professional. A quality real estate agent is someone who listens to you, understands the market, and is able to communicate in an effective way to meet your needs. In addition to this. your agent should provide personalized service, be flexible, and have excellent negotiation skills. Remember, the overall experience will be much more enjoyable if you select someone you like and trust.
